Condition: Brand new and factory sealed. The game has been graded by WATA and it has received a 9.4 grade, an excellent grade; hence price. In fantastic case fresh condition. There are no damages to the game box or seal. 
I would recommend not to use WATA and CGC video games. They are terrible. Absolutely disgusting and disgraceful service, in particular CGC video games.
Update - Tuesday 28th February 2023, I have registered a complaint, sent emails and called them but they don't provide a response. Cgc are owned by collectibles group. They have not provided me with a refund or returned my games. The whole thing has been exposed and CGC comics, CGC video games and CGC trading cards are a scam. Avoid at costs.
According to social media posts both WATA and CGC comics/video games staff are giving themselves high grades, which is why they have law suits that they don't respond to, the same applies to members on forums who are promoting such corrupt companies. All exposed; it just backfires.

I used to buy the same game multiple times to find the most perfect condition copy possible. I also paid premium prices. Initially I began collecting complete in box games and upgraded to sealed. No one was buying and I bought them all.

Returns: I accept returns within 14 days and returned in the same condition. For example, if the game is in sealed condition as per photos and description I would expect it back in sealed condition.
